Asbestos Roof Tiles in North Charleston: What You Need to Know

Asbestos Roof Tiles in North Charleston: What You Need to Know

If you’ve got an older home in North Charleston and you’re staring up at cracked or missing roof tiles, the instinct to find a matching replacement and patch the problem makes complete sense. It’s practical. It’s cost-conscious. But if your home was built before the mid-1980s and you have flat, fiber-cement-looking tiles — the kind that look almost like thin slate — there’s a very real chance you’re dealing with asbestos-containing materials, and the rules around repairing them are nothing like patching a shingle.

Wando Roofing Charleston gets calls about this specific situation every few months. The conversation usually starts the same way: someone found a broken tile, looked it up, and now wants to know where to buy a replacement. Here’s a direct answer to that, and then the fuller picture that most online searches won’t give you.

Where Can I Get Replacement Asbestos Roof Tile to Repair My Roof With in North Charleston?

You almost certainly cannot buy new asbestos roof tiles anywhere in North Charleston — or anywhere else in the United States, for that matter. The EPA banned the manufacture and import of most asbestos-containing products under the Toxic Substances Control Act, and asbestos roofing materials effectively disappeared from the U.S. market by the early 1990s. There is no hardware store, roofing supply house, or distributor in South Carolina that stocks them new.

What some homeowners find are salvage tiles — pulled from demolished buildings — sold through architectural salvage dealers or online marketplaces. Occasionally you’ll see them listed on estate sale sites or Craigslist. That’s the only realistic source for a true like-for-like match.

Here’s the problem with that route: salvaged asbestos tiles are still asbestos-containing material. Under SC DHEC regulations and federal EPA rules, disturbing, cutting, or handling damaged asbestos materials without proper licensing and containment procedures creates a legal and health liability. A homeowner physically replacing asbestos roof tiles themselves — drilling, snapping, or sliding them into place — risks fiber release and could trigger regulatory requirements around notification and disposal that apply even to small-scale residential work.

The practical answer for most North Charleston homeowners in this situation is not to find a tile match. It’s to have the existing roof professionally assessed to determine whether the tiles are intact enough to leave alone, whether a non-asbestos fiber cement or slate-look product can substitute for isolated repairs, or whether full roof replacement in Charleston SC is the right call given the age and condition of the system.

Why Asbestos Tiles Were So Common in Older Homes?

From roughly the 1920s through the early 1980s, asbestos-cement roofing tiles were considered a premium product. They were fire-resistant, durable, and didn’t rot. Manufacturers like Johns-Manville sold them widely across the Southeast. A lot of older homes in North Charleston — particularly in neighborhoods with housing stock from the post-WWII era — still have these roofs in place.

The tile itself isn’t dangerous when it’s completely intact and undisturbed. Asbestos fibers become a hazard when the material is broken, ground, or abraded, releasing microscopic fibers that can lodge in lung tissue. This is why the regulatory framework focuses on disturbance — not simply presence.

If you’re not sure whether your tiles contain asbestos, don’t assume either way based on looks. The only way to confirm is a lab test. A certified asbestos inspector can collect a small sample following proper protocols and have it analyzed. The National Institute for Occupational Safety and Health and the EPA both maintain guidance on this. Testing is relatively inexpensive — typically $25–$75 per sample through a certified lab — and it gives you a definitive answer before anyone starts climbing on that roof.

What a Licensed Roofer Actually Does With These Roofs?

When a contractor comes out to assess an asbestos tile roof in 2026, the first judgment call is condition. Are the tiles chalky, friable, or physically crumbling? Or are they hard, intact, and just cosmetically worn? Intact tiles that aren’t releasing fibers are often better left alone than disturbed.

For missing or clearly broken tiles, a licensed contractor familiar with asbestos work has a few options. One is encapsulation — applying a penetrating sealant that binds any loose fibers and stabilizes the surface. Another is overlay, where an appropriate new roofing material is installed over the existing tiles without disturbing them, which keeps the asbestos contained and avoids the cost and liability of full abatement. This approach has its own weight and structural considerations, so a roof deck inspection matters before anyone commits to it.

When the tile system has deteriorated too far for either of those approaches — widespread breakage, significant sections missing, or underlying deck damage — full removal and roof replacement is usually the right path. That process requires a licensed asbestos abatement contractor, proper containment, and disposal at an approved facility. In South Carolina, DHEC requires notification for most asbestos removal projects above a certain threshold, and the contractor must be properly credentialed. This is not a DIY project under any circumstances.

What Replacement Materials Actually Match Well?

If you’re doing a partial repair or a full replacement and you want to preserve the look of the original tile — that flat, slightly textured, low-profile appearance — there are modern alternatives that perform well in the Charleston climate. Fiber cement roofing tiles from manufacturers like Eternit (now sold under the Cembrit brand in the US) are the closest visual match and contain no asbestos. Some slate roofing products achieve a similar profile.

For homeowners open to a different look, asphalt roofing is the most cost-effective replacement in this region, and products from GAF and Owens Corning both offer architectural shingles rated for coastal conditions — a real consideration given the wind loads and humidity that come with living in the Lowcountry. Standing seam metal roofs have also become increasingly popular for North Charleston homes that want longevity without ongoing maintenance concerns.

The Real Cost Question

The total cost of handling an asbestos tile roof depends heavily on which path you take. Encapsulation runs significantly less than abatement. Overlay sits somewhere in the middle. Full removal and replacement with asbestos abatement factored in costs more than a standard tear-off and reroof, but the premium over a conventional replacement isn’t as dramatic as most homeowners fear — especially when abatement and roofing are coordinated through a single contractor rather than hired separately.

For a more detailed breakdown of what roof replacement near me in Charleston costs in 2026, including material and labor variables specific to this region, our roofing FAQs page covers current pricing ranges. The Occupational Safety and Health Administration also publishes worker protection standards for asbestos work that help explain why licensed abatement carries a higher labor cost than conventional roofing.

Getting This Right the First Time

The worst outcome we see is a homeowner who spent weeks trying to source salvage tiles, did their own repair without knowing the material was asbestos, and ended up with both a failed repair and a potential liability issue. The second-worst is paying a general handyman who didn’t know (or didn’t disclose) what they were working with.

Learn about our team and the approach we take to older roofing systems across the Charleston area. We handle assessments, coordinate with licensed abatement professionals when needed, and can walk you through the full range of options before any work starts. See what North Charleston clients say in our reviews about how we handle exactly these kinds of complicated situations.

If you’re in North Charleston and you’re dealing with an older tile roof, the smartest first step is a professional inspection — not a trip to a salvage yard. Call Wando Roofing Charleston at (843)-442-7656, get in touch through our contact page, or visit our North Charleston office at 4721 Lysa Ave, North Charleston, SC 29405. We’ll tell you exactly what you have, what your options are, and what it will realistically cost — before you touch a single tile.

After calling two other companies and not getting a response, I tried Wando Roofing. Shawn was at my house in less than half an hour. He assessed my roof problem and had a crew out to do repairs the next day. They did an outstanding job, and I couldn’t be happier with the results. From now on, I won’t call anyone else. I highly recommend them!
Response from the owner:Thank you, Billy, for your kind words and recommendation! We're thrilled to hear that Shawn and our crew were able to assist you promptly and deliver outstanding results. We look forward to serving you again, should you need us in the future!

I cannot say enough positive things about Wando Roofing!!! The process of getting a whole new roof seemed kind of intimidating for me at first, but after Shawn the owner came over and took the time to explain everything clearly and offered a free estimate, then I decided to hire them. They showed up on time for all appointments, and the cost was low and affordable. The quality of their work is absolutely superior!!! They responded quickly to any issues. They cleaned up all the mess and debris very well. Wando Roofing has made this entire process rewarding and exciting (for me as the homeowner). The Wando Roofing team is fast and highly professional! They even went above and beyond to make sure I was happy by installing a new rain diverting piece for my back porch, and Ian their repair man did an amazing job installing it, plus fixing some previous vinyl siding damages and a gutter issue. I am so very impressed by this company. I highly recommend Wando Roofing! This team of hard workers is extremely professional!!!
Response from the owner:Wow Angela, thank you so much for this incredible review! We’re beyond grateful for your kind words and so happy to hear that your experience with Wando Roofing Charleston was such a positive one. It means a lot that you felt supported and informed throughout the whole roof replacement process—we always aim to make things as smooth and stress-free as possible. We’ll be sure to pass along your compliments to Shawn, Ian, and the rest of the team—they’ll be thrilled to know they made a difference. Going above and beyond for our customers is what we strive for, and hearing that we were able to do that for you truly makes our day. Thank you again for trusting us with your home and for taking the time to share your experience. It was an absolute pleasure working with you! Warm regards, The Wando Roofing Charleston Team

Discovered roof leakage from Hurricaine Matthew. Had someone come out to repair the leak after the storm. Recently discovered they not do a good job. The roof had been leaking around the bathroom vent pipe for some time. Did not know until the bathroom ceiling had water stains. Called other roofing contractors but could not come out until next week. I called Wando Roofing and Shaun came out the same day. He quoted me a price for the repair and I thought it was very reasonable. The repair was done the next day and the repair person did an outstanding job. He repaired the rotten wood underneath the shingles added water shielding and new pipe boot and of course replaced the shingles. Couldn't tell the roof was repaired. The repair was better than the original roofing! Give them a call!!
Response from the owner:Thank you Jef so much for taking the time to share your experience. We’re so glad we could step in and help out, especially after such a frustrating situation with the previous roof repair. It means a lot to hear that Shawn and our team were able to provide prompt service and a solid repair that exceeded your expectations! We always aim to treat every home like it’s our own, so hearing your kind words truly makes our day. If you ever need anything in the future, don’t hesitate to reach out — and thanks again for the recommendation! — The Wando Roofing Charleston Team

I had an experience with Wando Roofing that I have never had with other companies in the past 20 years; be they roofers, carpenters painters, etc. I called Wando Roofing at 6:00 a.m. on a Saturday morning, desperately in search of somebody to repair a leak that occurred during a period of heavy rainfall the night before. Shawn returned my call within 30 minutes and was out to make repairs the same day. If you are fed up with no-shows and empty promises, call Wando Roofing. Jeff C.
Response from the owner:Thank you for the wonderful words. It was a pleasure working with you!

I have leaks on my roof, other roof contractors did not want to do the repair, they tried to get me to redo the whole roof which were unnecessary because my roof is only 8 years old. Wando roof, the owner Shawn Bullard was honest, he gave me a price for the repair which is reasonable. His worker was at my house the next day before the promised time, very pleasant and went to work and finished the repair in no time. I would highly recommend this company.
Response from the owner:Thank you Suthry so much for your kind words and for taking the time to share your experience! We’re so glad Shawn and the team were able to provide the honest, reliable service you were looking for. We believe in offering the right roofing solution—not just the most expensive one—so it means a lot to hear that came through. We’ll be sure to pass your compliments along to the crew! If you ever need anything in the future, don’t hesitate to reach out. Thanks again for recommending us!

We have used Wando Roofing several time over past 4 years for our primary residence as well as a rental home that had some storm damage to the roof and gutters. They are incredibly responsive, always show up on time and have been very reasonable for their quotes. The crew that comes out is extremely polite/helpful and once actually did me the additional favor of paining a piece of trim I could not reach while they were there! Most importantly though they do not propose additional work or inflate what actually needs to be done, as we have found with other roofing companies. I highly recommend you use them and you will not be disappointed! Realtors- they are a gem in times where the schedule is tight!!
Response from the owner:Thank you Kathy so much for your kind words and continued trust in Wando Roofing Charleston! We truly appreciate the opportunity to work on both your primary residence and rental property over the years. It means a lot to hear that our team has been responsive, punctual, and fair in our pricing—that's exactly the standard we strive for every day. We're especially glad the crew could go the extra mile for you (including that trim painting!). And thank you for pointing out our commitment to honest assessments—we believe in doing what’s right, not just what’s profitable. Your recommendation means the world to us, especially to realtors who depend on reliability and efficiency. Thanks again for your support!
