Metal roofs do last longer than most other materials and hold up better under stress — but they still need attention, especially in a coastal environment like ours. Salt air, high humidity, hurricane-season winds, and the kind of heat that makes summers here feel like standing next to an oven all take a real toll over time.

At Wando Roofing Charleston, we work on metal roofs throughout the Charleston area year-round, and we hear the same question constantly: “How often do I actually need to have this roof looked at?” The honest answer is more nuanced than the sales brochure version. Let’s break it down by what the roof actually goes through here, what can go wrong if you skip maintenance, and what a realistic schedule looks like in 2026.

Why the Local Climate Changes Everything?

Most metal roofing manufacturers design their products for a broad range of climates. The Metal Roofing Alliance publishes general maintenance guidelines that assume average conditions — but North Charleston is not average. We sit in USDA Hardiness Zone 9a, with average annual humidity hovering around 70 to 75 percent and salt-laden air drifting inland from Charleston Harbor and the surrounding waterways. That combination accelerates two specific problems: galvanic corrosion and sealant degradation.

Galvanic corrosion happens when dissimilar metals contact each other in the presence of moisture. If your roof has steel fasteners against an aluminum panel, or if a copper flashing somehow ended up against a steel section, the salt air supercharges the electrochemical reaction that eats away at the metals. The National Roofing Contractors Association flags this as a primary concern in coastal markets, and our climate puts North Charleston squarely in that high-risk category.

Sealant around penetrations — vents, skylights, pipe boots, HVAC curbs — breaks down faster in heat and UV exposure. The SC coast gets roughly 215 sunny days per year, and the UV index here regularly hits 10 or higher during summer months. Standard butyl or silicone sealants can start cracking within three to five years under those conditions, well short of the ten-year lifespan you’d see in a milder climate.

The Realistic Maintenance Schedule for Metal Roofs Here

For most residential metal roofs in North Charleston, the right answer is a professional inspection every 12 months, with a secondary check after any storm that produces winds above 50 mph or drops significant debris. That 12-month interval is not arbitrary. It lines up with hurricane season — inspecting once in spring before storms arrive and once in fall after they’ve passed is actually an ideal rhythm if you want to split it into two lighter visits.

Here’s what a proper annual maintenance visit covers. First, a technician checks all the fasteners. Standing seam metal roofs use concealed clips that expand and contract with the metal, but exposed-fastener systems use screws topped with rubber or neoprene washers. Those washers crack and compress over time. A loose or compromised fastener creates a pinhole entry point for water. Finding and replacing them costs very little during a routine visit — ignoring them leads to deck rot and potential roof repair work that costs significantly more.

Second, sealants at every penetration and at the ridge cap get inspected and reapplied where needed. Third, the gutters and valleys are cleared of debris. Metal roofs shed water faster than shingles, which is a real advantage, but if a valley gets packed with wet leaves or pine needles sitting against the metal for weeks, even a high-quality Galvalume or aluminum panel will show surface corrosion over time.

Fourth — and this is the one people skip most often — the coating or paint system gets checked. Most factory-applied finishes on quality metal roofing products, including those from GAF Roofing, carry 30 to 40 year fade and chalk warranties. But that warranty doesn’t mean the finish handles everything on its own. Algae and mildew growth can stain and eventually compromise the coating if it’s not cleaned off periodically. A soft-wash rinse every two to three years keeps the surface clean without damaging the finish the way pressure washing at high PSI can.

What Happens When Maintenance Gets Skipped?

We get called in to look at metal roofs where the homeowner did exactly what the installer told them: “It’s metal, you don’t have to worry about it.” Five or seven years later, the fasteners are backed out, the sealant around the pipe boots has cracked completely open, and water has been running down into the wall cavity for who knows how long. The metal panel itself is often fine — that’s the frustrating part. The underlying damage came from $20 worth of sealant that was never replaced.

Skipping maintenance also affects your options if you ever need to make a warranty claim. Many manufacturer warranties, including those from Owens Corning, include language requiring “proper maintenance” as a condition of coverage. If you can’t show documented service records, a warranty claim on a material defect can get complicated fast.

Under SC building codes, roofing contractors and homeowners are expected to maintain roofs in a condition that prevents water intrusion into the structure. While there’s no specific statute that mandates annual metal roof inspections, a roof that allows water damage due to neglected maintenance can create liability issues — particularly for landlords and commercial property owners subject to SC property code requirements.

Standing Seam vs. Exposed Fastener: Maintenance Isn’t the Same

Not all metal roofs are maintained on the same schedule, and the type matters. Standing seam roofs, where the fasteners are hidden under interlocking panels, need less frequent fastener checks because the clips move with the metal and aren’t exposed to UV or moisture. For a standing seam roof in good condition on a well-built structure, a solid professional inspection every 18 months might be sufficient — though annually is still better practice here given our climate.

Exposed-fastener metal roofs — the type often used on agricultural buildings, older commercial properties, and some residential projects — need more frequent attention. The washers under the screws are the weak point, and they should be checked every 12 months without exception. What Roof Maintenance Actually Costs in 2026?

Routine roof maintenance in Charleston SC for a metal roof runs between $250 and $600 for a standard single-family home, depending on the roof’s size, pitch, and condition. If you’re also having minor sealant repairs done at the same visit, add another $100 to $300. That’s a reasonable annual expense for a roof that could otherwise last 50 years.

Compare that to what water intrusion repair costs once it’s found its way into the decking, insulation, or framing — typically $1,500 to $5,000 or more for localized damage, and sometimes much higher if it’s been going on undetected for a year or two. The math is not complicated.

Discovered roof leakage from Hurricaine Matthew. Had someone come out to repair the leak after the storm. Recently discovered they not do a good job. The roof had been leaking around the bathroom vent pipe for some time. Did not know until the bathroom ceiling had water stains. Called other roofing contractors but could not come out until next week. I called Wando Roofing and Shaun came out the same day. He quoted me a price for the repair and I thought it was very reasonable. The repair was done the next day and the repair person did an outstanding job. He repaired the rotten wood underneath the shingles added water shielding and new pipe boot and of course replaced the shingles. Couldn't tell the roof was repaired. The repair was better than the original roofing! Give them a call!!

I have leaks on my roof, other roof contractors did not want to do the repair, they tried to get me to redo the whole roof which were unnecessary because my roof is only 8 years old. We have used Wando Roofing several time over past 4 years for our primary residence as well as a rental home that had some storm damage to the roof and gutters. They are incredibly responsive, always show up on time and have been very reasonable for their quotes. The crew that comes out is extremely polite/helpful and once actually did me the additional favor of paining a piece of trim I could not reach while they were there! Most importantly though they do not propose additional work or inflate what actually needs to be done, as we have found with other roofing companies.
