How to Time Your Summerville Roof Replacement Project in North Charleston?

Roof insulation decisions carry more weight in coastal South Carolina than most homeowners realize. High humidity, hurricane-season wind loads, and the relentless summer heat index all push against a poorly insulated roof system. Adding rigid foam above the sheathing — what builders call a “continuous insulation layer” or ci — is one of the more effective ways to cut thermal bridging and improve a home’s energy performance. It’s also a job that needs to be done right, because mistakes made at this stage are expensive to fix later.

Wando Roofing Charleston has worked on homes and commercial buildings across the Charleston area, and we’ve seen both the payoff when this detail is executed well and the callbacks when it isn’t. This post walks through the actual process — material choices, code requirements, fastening, and the points where things tend to go wrong.

How to Install Rigid Foam on Top of Roof Sheathing in North Charleston?

Installing rigid foam on top of roof sheathing in North Charleston follows a specific sequence. Here’s how it works from start to finish.

Step 1: Confirm your code compliance first. South Carolina adopts the International Energy Conservation Code (IECC), and the 2021 edition — which applies to new construction and major renovations in SC as of 2026 — places North Charleston in Climate Zone 3A. For a roof assembly in Zone 3A, a minimum of R-38 total insulation is required for ceilings and roof assemblies. If you’re using rigid foam to meet part of that requirement, the foam layer must be thick enough to keep the sheathing above the dew point to avoid moisture accumulation. The U.S. Department of Energy’s Building Technologies Office publishes climate-specific guidance on minimum foam-to-total-insulation ratios. In Zone 3A, roughly 25–30% of the total R-value should come from above the sheathing to protect the sheathing from condensation.

Step 2: Choose the right foam type. Polyisocyanurate (polyiso) is the most common choice for above-sheathing applications. It runs about R-6 to R-6.5 per inch, handles heat well, and comes in 4×8 sheets. EPS (expanded polystyrene) is cheaper and performs more consistently at extreme temperatures but gives you R-3.8 to R-4 per inch, so you’ll need more thickness. XPS (extruded polystyrene) sits in between at around R-5 per inch. For a coastal climate with high humidity, polyiso with a foil facing on both sides is a solid choice — the foil acts as a radiant barrier and reduces moisture movement.

Step 3: Prepare the existing sheathing. Before any foam goes down, the sheathing needs to be inspected for soft spots, delamination, or rot. Any damaged sections should be replaced. This is also the time to check that all sheathing is properly fastened per the South Carolina Building Code, especially since wind uplift requirements in the Charleston area are stricter than inland counties. The American Institute of Architects’ guidelines on roof assemblies note that continuous insulation layers must start on a solid, structurally sound substrate.

Step 4: Lay the first foam layer. Start at the eave and work toward the ridge. Stagger the joints — meaning offset the seams in each successive layer, similar to how you’d lay brick. If you’re installing 2 inches of foam total and doing it in two 1-inch layers, the top layer’s seams should not line up with the bottom layer’s seams. This eliminates thermal bridging at the joints. Tape all seams with a compatible foil or acrylic tape. Some installers skip this step to save time. Don’t. Unsealed seams allow warm, moist interior air to track along the foam edges and condense against the cooler sheathing below.

Step 5: Install the cover board or nail base. You cannot nail roofing materials directly into foam — it won’t hold. There are two common approaches. The first is a nail base panel, which is a product that combines rigid foam laminated to OSB or plywood. This gives you the insulation value and a nailable surface in one product. The second approach is to install a layer of 7/16-inch or thicker OSB or plywood over the foam using long structural screws that penetrate through the foam and into the original roof framing. Screw spacing matters here — follow the manufacturer’s fastening schedule and the SC wind uplift requirements for your specific zone.

Step 6: Flash the penetrations and edges. Every pipe, vent, skylight curb, and parapet wall needs to be re-flashed to account for the added height of the foam layer. This is where budget and time estimates tend to slip. It’s easy to underestimate how many penetrations a roof has until you’re standing on it with a roll of flashing in your hand. Step 7: Install the roofing material. Once the nail base is secure and all flashings are set, the roofing goes on as normal. Asphalt roofs and metal roofs are both compatible with this assembly. Rigid foam installation over existing sheathing typically adds $3.50 to $7.00 per square foot to a roofing project in the Charleston area, depending on foam thickness, nail base or cover board choice, and the complexity of the roof. On a 2,000-square-foot home, that’s roughly $7,000 to $14,000 for the insulation layer alone, before roofing materials. That sounds significant, but energy modeling for Zone 3A homes consistently shows reduced cooling loads — in a climate where air conditioning runs 8 to 9 months a year, the payback period is usually 7 to 12 years. Products from manufacturers like Owens Corning and GAF come with warranties that extend well past that payback window.

Common Mistakes That Lead to Callbacks

Skipping the vapor control layer is the most frequent error we see. In North Charleston, summer dew points regularly hit the mid-70s °F. Without adequate vapor management, moisture drives inward through the sheathing and can cause the original deck to rot from below while looking perfectly fine from above. The Building Science Corporation has published extensive research on this failure mode in hot-humid climates.

Another common mistake is using fasteners that are too short. Foam compresses slightly under load, and if the screws don’t penetrate deep enough into the rafters or trusses below, uplift events — like the 130 mph gusts that hit the North Charleston area during a major storm — can pull the entire assembly apart. The Florida Building Code’s high-velocity hurricane zone fastening tables are often referenced by coastal SC contractors as a conservative benchmark, even though SC has its own requirements.

Finally, don’t forget permits. Any reroofing project in North Charleston that includes structural changes or insulation upgrades requires a permit from the City of North Charleston Building Department. Unpermitted work can create title issues and void manufacturer warranties.

Discovered roof leakage from Hurricaine Matthew. Had someone come out to repair the leak after the storm. Recently discovered they not do a good job. The roof had been leaking around the bathroom vent pipe for some time. Did not know until the bathroom ceiling had water stains. Called other roofing contractors but could not come out until next week. I called Wando Roofing and Shaun came out the same day. He quoted me a price for the repair and I thought it was very reasonable. The repair was done the next day and the repair person did an outstanding job. He repaired the rotten wood underneath the shingles added water shielding and new pipe boot and of course replaced the shingles. Couldn't tell the roof was repaired. I have leaks on my roof, other roof contractors did not want to do the repair, they tried to get me to redo the whole roof which were unnecessary because my roof is only 8 years old. We have used Wando Roofing several time over past 4 years for our primary residence as well as a rental home that had some storm damage to the roof and gutters. They are incredibly responsive, always show up on time and have been very reasonable for their quotes.
